Rockpoint Group, Rockhill Management and CANAdev are leasing a 22-vendor food hall that will be located in the shared atrium space between 160 Federal St. and 100 High St. in Boston’s Financial District.
When it opens next year, High Street Place will feature seating for 500, a large-format projection screen, an area for live music performances, and a green wall, a Rockpoint representative said in a statement. The food hall will take the place of a Freshii, a healthy fast-casual chain that opened in 2011.
The 18,471-square-foot space was designed by Gensler’s Boston office and Groundswell Design Group of Philadelphia. Gilbane Building Co. is the project’s contractor.
The building permit for the project is valued at $13 million. News of the food hall was first reported by Eater Boston.
The High Street Place buildout comes at a time when many Financial District building owners are revamping their ground-floor and lobby spaces. Boston Properties recently reopened the renovated lobby at 100 Federal St., which also features a green wall, as well as a newly constructed glass atrium with multiple food and drink vendors and its own large-format projection screen. Lobby renovations are also underway at 110 High St., 99 High St. and One Beacon St.
Food markets are an increasingly popular choice with Boston landlords. For example, Samuels & Associates is building out the 21,500-square-foot Time Out Market at 401 Park, formerly known as the Landmark Center, in Boston’s Fenway neighborhood. And real estate development firm Nordblom Co. could bring a food hall to the former Boston Globe headquarters in Dorchester.
The Federal Street entrance to the High Street Place food hall is located immediately across from the future Winthrop Square tower construction site. Rockpoint representatives vocally opposed the Winthrop Square project, which city officials approved earlier this year.
In a statement, Rockpoint said that High Street Place will be designed to attract workers who come into the central business district every day, as well as tourists and other visitors.
“Most consumers are looking for food and beverage experiences without pretense or the need for reservations,” Rockpoint’s statement said. “They want high quality, but not high cost. They want convenience and ease in a comfortable and communal environment. They want to be able to stop in on their own for a quick bite or join 10 friends for a fun evening. High Street Place will serve all of these needs, seven days a week.”
None of the food vendors have been announced, but High Street Place will have a liquor license, Rockpoint said.
“In order to curate the best possible experience for Bostonians, we think it is important that our vendors are best-in-class and highly specialized with regard to their products,” Rockpoint said. “The majority of our vendors will have a direct connection to Boston and will ideally have product that is unique to our food hall, with a few ‘best in class’ vendors from other great cities.”
